PROGRAM MANAGEMENT

“Every client wants their project to have the best quality, the lowest cost, and the fastest schedule, but you can only give them two out of three”

— Contractors’ adage

Every project managed by Rosenberg + Associates has unique priorities for schedule, quality, and cost. While cost is generally managed by ‘numbers,’ the choices among schedule and/or quality issues are much harder to define and determine.

What distinguishes us from other Program Managers is our years of experience in both highest quality projects for world-class architects, and projects that must remain in operation during remodel work, making their schedule essentially ‘instantaneous’. Without a deep understanding of these two issues, cost control efforts can be completely misguided.

In addition, as engineers, we can also forecast operational impacts of cost saving alternatives for the utility systems. These systems usually represent approximately 80% of the ongoing operating costs of buildings, and are too high to remain the responsibility of the architect, who lacks a technical background, or the contractor, whose vested interest is to save costs, often at the expense of future operational savings.
